Sell a water-damaged or moldy house
Water is patient. It travels, it hides, and by the time it is visible the repair estimate has usually tripled.
We buy houses with water damage in any of its forms: a supply line that let go while the property was empty, a sump failure in the basement, a roof that has been leaking into the same ceiling for a decade, a slab leak, or a hurricane that pushed water through a wall cavity. Mold comes with all of it.
The reason these properties stall on the open market is the disclosure problem. Any buyer who needs a mortgage will need it to appraise and be insurable, and lenders do not lend on a house with active mold and rotten framing. Cash does not have that problem — we simply price the remediation.
If the water event is recent, two things genuinely help: shut off the supply and get power isolated, and keep any photos, plumber’s reports or insurance correspondence. Beyond that, do not spend money on temporary repairs. It is usually money you will not get back.
What we look at before quoting a number
- Source, extent and duration of the water intrusion
- Visible and likely hidden mold growth
- Structural timber condition and subfloor damage
- Electrical safety after water exposure
- Whether the property is currently insured and habitable
How a cash sale solves this
There is no listing period, no showings, no repair requests and no buyer whose mortgage can collapse three weeks in. You get one written number, a title company that handles the paperwork, and a closing date you choose — typically fourteen to thirty days from acceptance.
If getting a real number for the property would help you decide — even if you are months away from doing anything — ask for one. It costs nothing and there is no obligation.

Water, flood or mold damage — common questions
Do I need a mold inspection or remediation quote first?
No. We price from what is visible and from experience with similar properties, and we will not ask you to fund a report. If you already have one, send it — it makes the offer tighter.
Will insurance cover it?
Sometimes, and it depends on the cause and your policy — gradual leaks are often excluded while sudden escape of water is often covered. That is a conversation for your adjuster, and you can pursue it independently of the sale.
Can I sell a flooded house that has never been dried out?
Yes, and it is one of the most common situations we see. It is priced as damage rather than as a dwelling, so the number will reflect the work needed, but it is absolutely buyable.
Other situations we handle
Fire or smoke damage
A house that burned, was partly rebuilt, or still smells of smoke.
